Pre-Listing Consultation

The pre-listing consultation is for the DIY homeowner that may just need our professional guidance on how to prepare their home for sale. During our 2-hr visit we provide a thorough review of the property from curb appeal to all rooms of the home which can include the following:

  • Expertise on furniture placement and décor

  • Necessary home repairs

  • Paint suggestions

  • Curb appeal recommendations

  • De-cluttering or editing recommendations

  • Pre-packing tagging and support

  • Recommended furnishings in a shoppable mood board for an additional $75 fee

  • List of vetted vendors for painting, landscaping, and cleaning etc.

  • Client care package

  • Detailed written report day of the consultation and a formal report of all suggestions within 48-hrs of consultation

Please Note: Consultations for homes over 3,000 sq. ft. will cost $350

Staging Services

Moving is stressful! We get it! Our team takes care of the agreed upon recommendations from our pre-listing consultation for you! This service can include:

  • Customized proposal is provided

  • Use of your furnishings to highlight the property

  • Art, accessory, and other décor placement

  • De-clutter and pre-packing assistance

  • Marketing property by our team

  • Complimentary photography prep session

  • Supplemental rental of our accessories and furnishings is available

  • Shopping for additional furnishings and accessories on your behalf is available

Rental Service Add-on: If additional furnishings or accessories are needed we offer rentals of our inventory. Pricing varies based on amount of inventory needed.

Shopping Service Add-on: We provide personalized shopping services where we can purchase inventory and accessories on our seller’s behalf. Pricing is based on the flat $75 an hour rate.

    -Most staging projects are complete within 1 day. A second day may be required for larger projects to allow for touch-ups and final photography prep.

    -The home is ready to be photographed and listed.

    -Our team helps to market the property.

    -Home sells quickly for top dollar!! YAY, time to celebrate!!

    -Contact us a week in advance to schedule the destaging.
