What is Home Staging & Who Needs It?

The journey to find the dream home for most buyers starts with searching the MLS for photos of homes that meet their vision of the perfect space. Once the potential buyers have narrowed their search they will want to see the home in person. First impressions are everything! It is during the first six minutes of walking into the property that the potential buyers will be able to feel and know if this could be their home. The home will evoke that "This is it" or "I have to have it" feel which will ultimately lead the potential buyers to make a more competitive offer. Home staging is the key to attracting potential buyers with beautiful MLS photos and then creating that emotional connection within those first few minutes of walking into the home.

Home Staging Defined

Home staging services can occasionally be confused with decorating or decluttering services. However, home staging is a strategic marketing tool that defines each space by highlighting the property’s selling features, creates lifestyle experiences, utilizes design psychology, and raises the perceived value of the home to appeal to potential buyers. Therefore, how we stage a home might be different than how we would live in the home. The main goal of staging your home is to sell it faster and for top dollar.

Benefits of Home Staging

The truth is that everyone can benefit from staging services. When trying to sell a home sometimes all it takes is a set of fresh eyes from a professional stager to help relieve the stress and provide insight into what needs to be done to sell the home fast for top dollar. When selling a home sometimes beautiful bare bones aren't even enough. Vacant homes need staging as well! An empty space is actually perceived as smaller and the majority of buyers will not be able to visualize how the space can be utilized.

Initial Home Staging Consultation

Our home staging process starts with the consultation. These two hour meetings leave our clients with a complete written report. This report gives our clients the peace of mind and confidence of knowing exactly what adjustments need to be made for the best sale of their home. During the consultation, your professional stager will provide you with a through review of your home from curb appeal to all the rooms of your home. This review can include recommended repairs, replacements, décor suggestions, furniture placements, decluttering and pre-packing tips, landscaping updates, paint color changes, and more.

Occupied Home Staging
We offer to take away the stress of getting your home ready to sell while you’re still living in the space. Our team takes care of the agreed upon recommendations from our pre-listing consultation for you! We use your furniture and décor to highlight the property's features. If necessary our team will bring in our accessories and furniture from our curated collection or offer to shop on your behalf for any additional furnishings or accessories.

Unoccupied or Vacant Home Staging

Buying a home is an emotional experience! An empty space does not provoke emotion because the majority of buyers lack the vision of how to utilize an empty room. An empty space can have potential buyers wondering how their things could fit in each room. Staging can instead allow buyers to feel an immediate calm when entering a home because it appears move in ready with each space already defined. Our team customizes vacant staging designs to appeal to the buyer demographics and lifestyles in your specific area. We develop a design plan and select inventory to highlight each property’s unique selling features. We ensure that the home is putting its best foot forward from the start!
